A well-scoped bid

- States a sheathing allowance and the rate beyond it
- Lists trim, soffit and fascia explicitly as in or out
- Accounts for access and staging
This bid may look higher. It is usually describing more of the actual job.
A bid to interrogate
- Quotes a rate per square with no mention of what is behind the siding
- Is silent on flashing
- Excludes trim without saying so
- Assumes the sheathing is sound with no stated mechanism if it is not
Silence about the assembly is not the same as including it. Ask before comparing.

Mistakes that cost the most
1.Comparing bids on material price per square
Material is a minority of the installed cost. The comparison omits tear-off, sheathing, barrier, flashing, trim and access.
2.Choosing to install over existing siding to save on tear-off
Forfeits the one opportunity to inspect and correct the sheathing and barrier, and complicates flashing because the wall plane moves outward.
3.Accepting a quote with no sheathing allowance
Sheathing condition is unknown until tear-off. A bid that carries no allowance will produce a change order, not a lower final price.
4.Reusing existing flashing
Flashing at openings is where older walls most commonly fail. Reusing it preserves the original defect behind new siding.
5.Excluding trim to reduce the number
Trim is what makes the flashing details work and what aligns the profiles. Old trim against new siding rarely detail correctly.
6.Not addressing soffit and fascia while access exists
Doing them later means paying for staging and access a second time.
Why is installed siding cost so much higher than the material price?
Because the material is one line in a project that includes removing what is there, dealing with whatever is found underneath, and rebuilding the weather-resistant assembly the siding is only the outermost layer of. A siding replacement typically involves tear-off and disposal, inspection and repair of the sheathing, a weather-resistive barrier, flashing at every opening and transition, trim, soffit and fascia work, and detailing around every penetration in the wall. Material price per square is genuinely useful for comparing products against each other, and genuinely misleading as a proxy for what a job costs.
What does tearing off old siding usually reveal?
The most consequential findings are at the openings and the transitions rather than in the middle of walls. Missing or incorrectly lapped flashing above windows and doors is common on older installations, and where it is absent water has usually been entering the wall for years. Deteriorated sheathing typically appears in the same places, along with the base of walls and anywhere a roof meets a wall. Other frequent findings are an absent or degraded weather-resistive barrier, previous repairs done without flashing, and pest or rot damage concentrated at ground level. None of these is unusual, and all of them are cheaper to find during a planned replacement than during a leak investigation.
Can new siding be installed over the old siding?
It is sometimes physically possible and it is usually a poor idea. Layering over existing siding conceals the sheathing and weather-resistive barrier rather than allowing them to be inspected and corrected, which forfeits the main non-cosmetic benefit of the project. It also complicates flashing at windows and doors, because the wall plane moves outward and the existing flashing details no longer align correctly. Where a wall assembly is genuinely sound and the goal is purely cosmetic, it can be considered — but it should be a deliberate decision made after inspection, not a default chosen to reduce a quote.
How much does the number of storeys affect siding cost?
Substantially, and by more than the additional area suggests. Working at height requires staging, scaffolding or lifts, slows every operation, and adds material handling that a single-storey job does not have. Access constraints compound it — a house with tight side yards, mature landscaping, sloping ground or overhead lines can be materially more expensive to side than an identical house on an open lot. These are labour and equipment costs that appear nowhere in a material quote, which is one of the main reasons two houses of the same square footage can be quoted very differently.
Does all the trim have to be replaced too?
Usually most of it, because trim and siding form an integrated system and the trim is what makes the flashing details work. Corner boards, window and door casings, frieze and band boards are typically replaced with the siding so the profiles align and the water management is continuous. Soffit and fascia are separate items and can sometimes be retained if sound, but they are also the most convenient time to address if they are not, since access is already established. A quote that includes siding but excludes trim is describing a smaller job than the one that usually needs doing.
