Flatness and level are different properties. Level describes whether the floor slopes. Flatness describes how much it deviates up and down across a given distance. A floor can be perfectly level and unacceptably unflat, and it is flatness — not level — that flooring manufacturers specify a tolerance for.

Moisture in the substrate. Concrete retains and transmits moisture long after it appears and feels dry, and many flooring products specify testing methods and maximum permissible readings that must be satisfied before installation. Where readings exceed the product's limit, a barrier or mitigation system is required. This applies to slab-on-grade construction and to basement floors, both common across the Treasure Valley.
Acclimation of the material. Wood and engineered wood exchange moisture with the surrounding air until they reach equilibrium. Installing material that has not acclimated to the conditions of the space is a common cause of gapping in dry months and cupping in wetter ones. Three choices worth making deliberately
Baseboard — remove or scribe
- Removing and reinstating gives the cleanest result, with the expansion gap hidden behind the board
- Scribing to existing baseboard plus shoe moulding is cheaper and entirely acceptable
Older painted baseboard does not always survive removal, and reinstatement usually needs touch-up painting.
Doors — undercut or trim the flooring
- Undercutting casings so flooring runs beneath looks far better
- Cutting flooring around casings is faster and visibly less refined
Undercutting is priced per opening — a real cost in a house with many doorways.
Continuity — one floor or several
- Running one material throughout removes transitions and makes a home feel larger
- Different materials by room reduce material cost but add a transition at every change
Transitions are priced individually. A many-roomed house with mixed materials accumulates them quickly.
Mistakes that cost the most
1.Budgeting from material price per square foot
Preparation, transitions, baseboard and stairs are frequently a large share of the installed cost and appear nowhere in a material price.
2.Buying flooring before the subfloor has been assessed
The correction the subfloor needs may change which product is sensible, and the material is already bought.
3.Skipping moisture testing over concrete
Failures appear months later, and the claim is usually declined because the published testing requirement was not met.
4.Compressing acclimation to hit a schedule
Wood installed before it has reached equilibrium gaps or cups afterwards, and the remedy is replacement rather than repair.
5.Choosing large-format tile without checking flatness
Rigid units cannot follow a curved substrate, so deviation shows as lippage at every joint.
6.Assuming furniture and appliance moving is included
It frequently is not, and disconnecting and reconnecting appliances may need a separate trade.
Why does flooring installation cost more than the material price?
Because a floor covering is only as good as the surface beneath it, and getting that surface right is a separate scope with its own cost. An installed flooring project typically includes removing and disposing of the existing floor, assessing and correcting the subfloor for flatness, addressing moisture where required, undercutting door casings, fitting transitions at every doorway and material change, dealing with baseboard, and moving furniture and appliances. Material price per square foot is a legitimate way to compare products. It is not a way to predict what a room costs.
What is subfloor flatness and why does it matter so much?
Flatness is how much the subfloor deviates across a given distance — distinct from level, which is whether it slopes. Nearly every flooring manufacturer publishes a flatness tolerance in its installation instructions, and installing outside that tolerance is one of the most common causes of warranty claims being declined. The symptoms differ by product: click-together floating floors can develop failed joints and hollow spots, large-format tile shows lippage between adjacent tiles, and glued products can fail to bond in the low areas. Correcting flatness means grinding high spots or applying a self-levelling compound, and it is priced by how much correction the floor actually needs.
Do I need a moisture test before installing flooring?
For any installation over concrete, and for wood products generally, moisture is a legitimate concern that manufacturers address explicitly in their installation requirements. What are transitions and why are they a cost item?
A transition is the detail where one floor covering meets another, or where a floor meets a doorway, a stair nosing or a fixed element. Each one is a separately fabricated and fitted piece, and the count adds up quickly in a house with several rooms. Transitions also involve decisions: floors of different thicknesses need a transition that manages the height change, and a change of material at a doorway needs a profile appropriate to both. When a flooring quote seems unexpectedly high in a house with many small rooms, the transition count is often part of the reason.
Should baseboards be removed or should the floor be scribed to them?
Removing and reinstalling baseboard produces a better result in almost every case, because the flooring can run under it with the expansion gap concealed rather than being cut tightly to an irregular existing line and covered with quarter-round. It is more labour, it usually means touch-up painting, and older baseboard does not always survive removal intact. Scribing to existing baseboard and adding shoe moulding is a legitimate, cheaper approach that many homeowners are happy with. The point is that it is a decision with a visible outcome, not a detail to leave to the crew on the day.
Does flooring in Idaho need special consideration for humidity?
