The single-story commercial office building had not been painted in 12 years. The stucco exterior was faded and had hairline cracks throughout, the metal fascia was chalking, and the steel entry doors had surface rust at the bottom edges. The building housed an active medical practice and the property manager required all work to be completed over two weekends to avoid disrupting patient access during business hours. A neighboring tenant's outdoor HVAC equipment required careful masking.
We developed a two-weekend schedule with a dedicated crew of six. Weekend one focused on preparation and the stucco body: power washing, crack repair with elastomeric patch compound, masking all windows and HVAC equipment, priming bare metal on the doors, and applying two coats of Sherwin-Williams Loxon elastomeric paint to all stucco surfaces. Weekend two covered the metal fascia (two coats DTM acrylic), steel doors (rust converter + two coats DTM enamel), parking lot bollards, and all detail work. The elastomeric coating bridges hairline cracks up to 1/16 inch and flexes with temperature changes rather than cracking again.
The building looks professional and well-maintained again — an important factor for a medical practice. The property manager reported that several patients commented positively about the refreshed appearance. The elastomeric coating provides a waterproof barrier over the stucco cracks, and the DTM paint on the metal components will resist chalking and rust for years. The entire project was completed without a single disruption to weekday business operations.
