Contract signing

All Idaho Code § 54-5215 required disclosures at the top. Written change-order procedure. Substantial completion definition. Permit responsibility (we pull all permits inside scope). Dispute resolution. Take the contract home before signing — we do not require signing on the spot.

Design and materials phase

Angie coordinates finish selections against your allowances. Long-lead materials (cabinets, custom stone, imported tile) are ordered before demolition begins. Permit application and plan review

Iron Crest pulls the building permit and any mechanical permit directly from your city or county (Boise PDS, Meridian Community Development, Ada County, Canyon County, Nampa, Caldwell, Eagle). Our licensed electrician and plumber pull their trade permits through the Idaho state licensing framework. Homeowner does not touch the portal.

Construction

Ben or Russ is your day-to-day project manager. Daily progress communication. Site kept clean at end of every workday. Trades scheduled in sequence — demolition, framing, rough plumbing, rough electrical, insulation, drywall, tile, cabinets, counters, paint, finish plumbing and electrical, punch. Inspections scheduled and passed at each rough-in and final.

Substantial completion and punch list

Space is functional. Final inspection passed. Homeowner walk-through generates punch list. Retained final payment held until punch is cleared. Warranty clock starts.

How does Iron Crest handle change orders?

Every change to the original scope is a written change order, signed by both the homeowner and Iron Crest, priced, dated, and executed BEFORE work on the change proceeds. This applies to owner-requested additions, concealed conditions found at demo (rotted subfloor, knob-and-tube), and inspector-required upgrades. There is no verbal 'we found something, we'll figure it out at the end.' This one policy prevents the two most common remodel disputes — 'you never said that would cost more' and 'you did work I didn't authorize.' This matters for two reasons. First, if we or our licensed trades damage your property or a third party during the project, general liability covers it — not your homeowner's insurance. Second, if a worker is injured on your property, workers' comp covers their medical costs — again, not your homeowner's insurance. Any contractor who cannot provide a current COI is not a contractor you should hire.
